Swire Properties, Places Impact

Creation of a Places Impact Framework and Assessment of Island East, including the well-known Swire Properties Taikoo Place development in Hong Kong. Undertaken in Partnership with Swire Properties Ltd, Waters Economics and Alain Chiaradia, Associate Professor at Hong Kong University* the report is the first of its kind.

The Framework includes three levels which reflect impacts on different stakeholders. The Framework is robust and replicable so it can be used over time or for different places.

Level 1: Investment contributions from investors and developers

Level 2: Place impacts on residents, visitors, businesses, tenants etc

Level 3: City impacts on the general public and overall city development

 

There are Four Dimension of Place: Vibrancy, Livelihood, Wellbeing and Resilience. Together these dimensions capture the character of a place. The assessment of Place considers pathways to impact and selected metrics comparing Island East with other areas in Hong Kong.

The comparison of Island East and other areas is one of the unique features of the report because it provides context and an ability to consider true impact. This approach is very different to many other reports which are produced more for marketing purpose and tend to list inputs or outputs with little context, lacking the ‘so what factor’.
